Living, Dining and Bed rooms

Laid with non-slippery 2’x 2’porcelain floor tiles ‘as per Architects’ specifications. Timber skirting and option for timber flooring

Verandah and Balconies

Laid with non-slippery rustic ceramic or porcelain tiles.


Floor - Non-slippery ceramic or porcelain tiles, surface waterproofed.
Wall - Ceramic or porcelain tiles up to 7 feet. Plastered and painted above the tile level (approved quality paint “as per Architects’ specifications).

Wall finishes

Internal - Smooth plaster on inside walls with two coats of wall putty, one coat of filler and two coats of emulsion paint (approved quality paint)
External - Special brick façade for selected area to satisfy the architectural requirements and semi-rough plaster for balance external walls applied with one coat of wall filler, two coats of weather shield paint “as per Architects’ specifications.

Doors and Windows

Main, rear or veranda doors (where applicable) - Fire rated solid hard wood (Mahogany sash and red balau frames or equivalent)
Internal Doors - Plywood sash and Balau frames or equivalent imported laminated timber doors with frames
Windows - Powder coated aluminum with necessary accessories
Fan Lights - Powder coated aluminum with necessary accessories
Locks - Mortise doors lock with a handle for front and verandah door (Union or equivalent) all other door locks to be knob type


Top and bottom cupboards out of Mahogany or processed wood or equivalent with Granite or Quartz worktop and oven, four-burner gas cooker hob with hood. (The total length 10 - 12 feet) Chrome plated swan neck tap and stainless steel sink (Double bowl, single drain) with hot water supply.

Electrical work

230v/30 AMP three phase power supply with separate electricity meter, ceiling fans in living, dining and bed rooms (KDK or equivalent) 13 Amp and 15 Amp socket outlets as directed by the architect.
Two TV points and two Telephone outlets will be provided
Light fittings shall be as per architect’s selection.
Inverter type Air conditioning unit for Master bedroom and provision for ACs will be provided for other bedrooms and living area.

Fittings and Fixtures

All bathrooms fitted with ‘American standard’, ‘Rocell’ or equivalent fittings in white colour and ‘American standard’, ‘Grohe’ or equivalent accessories. These include WC with cistern, wash basin, shower, mirror, soap tray, hand bidet, toilet paper holder, tooth brush holder, and towel rail except maid’s toilet. Hot water supplied to all bathrooms except maid’s toilet. Master bathroom basin will be vanity type.

Water supply

PVC cold pipe network for each bathroom via a common water tank placed on rooftop. Under ground water sump with National Water Supply and Drainage Board main and pumped to overhead tanks.
Separate water meter shall be fixed for each unit.
Washing machine inlet and outlet shall be provided as directed.

Storm water drainage

If necessary Zinc – Alum gutters and down pipes fixed to roof and surface drain system with manhole.
